The
principals of Paper Street have substantial expertise and experience
allowing them to act quickly to underwrite and execute transactions and
manage the project from inception to completion. Our principals also
have significant experience in historic restoration and construction
management. Although
the majority of our projects are self-developed, we do on occasion;
provide development services and construction management on behalf of a
third party owner.
Gavin Thomas - Managing Partner
Gavin Thomas is a managing partner of Paper Street Associates. Gavin is
directly involved in the acquisition, development, and leasing process
within Paper Street Associates. Gavin also takes the lead in regard to
our financial services and investor relation responsibilities.
Prior to founding Paper Street, Gavin was a member of the CBL &
Associates Properties' mall acquisition group, a publicly traded REIT.
During his tenure at CBL, Gavin was involved with the acquisition of over
$2 billion dollars of regional mall transactions. He also was a project
manager for the redevelopment of several existing shopping centers.
Gavin's residential experience includes working as an assistant project
manager with Alchemy Properties, one of New York City's most innovative
residential developers. Gavin began his career in real estate at Darden
Restaurants working on market development and site selection. At
Darden, he was directly responsible for market planning, demographic
research, and sales forecasting.
Gavin holds a Master's degree in real estate development from Columbia
University's School of Architecture, Planning, and Preservation. He
also holds a bachelor's degree from the University of Florida in
economic geography with a specialty in geographic information systems.
R. Eric Cummings - Principal
R. Eric Cummings is a managing partner of Paper Street Associates. Eric
is also directly involved in the acquisition, development, and leasing
process within Paper Street Associates. Eric performs owner
representation on behalf of Paper Street Associates and works closely
with our architect and general contractor to insure the development plan is being implemented efficiently and correctly.
Prior to founding Paper Street, Eric was heavily involved in the
revitalization of the Highland Park neighborhood, a historic
neighborhood in Chattanooga. He completed several major home
renovations and a home relocation in Highland Park. These successful
projects demonstrated his commitment to preserving the architectural
integrity within a historic neighborhood. He has also served on several
local community boards and associations including Community Impact,
Cornerstones, and as President of the Highland Park Neighborhood
Association.
Eric first commercial venture was the "The Sole Building", directly
across from the world famous Chattanooga Choo Choo. This highly
visible, mixed-use development includes 7,500
square feet of retail space and three unique loft condominiums. Most
recently, Eric served as owners representative on the
redevelopment of the Harrington Building on Main Street that features
Daniel Lindley's new Italian restaurant, Alleia. Eric is a LEED
Accredited Professional.
